What’s special about Cwrt Llwyfen?

Cwrt Llwyfen is a special development of four x 1 bedroom mews-style houses, created specifically as ‘start-up’ homes for under 35s.

Cwrt Llwyfen was designed to match the ‘want and needs’ of the under 35 population identified from a survey that included interviews, focus groups and telephone surveys. The young people we spoke to told us they wanted two storey modern, mews-style properties: Location, gardens, driveways and privacy were the top priorities with storage, office space and environmental considerations also important.

Cwrt Llwyfen is located on a former run down garage site in Caldicot and is built to the highest development standards, using local skills, and resources wherever possible.

Each home has been built to sustainable and energy efficient standards with an impressive SAP (Standard Assessment Procedure) energy rating of over 100.

 

What’s different about Cwrt Llwyfen?

Extra height enhances the feeling of spaciousness in these airy, eco-friendly homes, designed for relaxed, modern living. The homes feature a large en-suite bedroom, with an elevated area perfect as a study, overlooking a large open plan living and dining room. Large French-doors lead from the lounge on to a good-sized private garden. A separate, fully fitted kitchen overlooks the street and designated parking space.

Cwrt Y Ffynnon was the winner of the 2020 ‘Innovation’ award at the prestigious Constructing Excellence in Wales Awards.

The annual awards are recognised across the Welsh built environment as the biggest and brightest celebration of best practice across Wales. MHA received the award in recognition of their unique ‘Start Up Slim Down’ homes.
