Overview

 

Monmouthshire Housing Association will be delivering 48 new homes on the former Caldicot School site in the heart of Caldicot.

 

Construction will begin in spring 2026, with MHA partnering once again with J. Harper & Sons Ltd to create a mix of high‑quality, affordable homes. The development will comprise 26 one‑bedroom apartments, three two‑bedroom apartments, 10 two‑bedroom houses, seven three‑bedroom houses and two four‑bedroom houses.

 

All homes have been designed to achieve an EPC A rating, incorporating modern low‑carbon technology including air source heat pumps, solar panels, MVHR systems and secure cycle storage.

 

The project has been developed in close collaboration with Monmouthshire County Council and MHA’s Homesearch Team to ensure the homes meet local housing need and support a thriving, sustainable community. The scheme is supported by £7 million in Social Housing Grant funding from Welsh Government.

 

As part of the development, a Community Investment Sum of £47,950 will be reinvested locally through MHA’s Community Benefit Fund, supported by contributions from J. Harper & Sons. This funding will help strengthen the community by supporting local charities, groups, schools and non‑profit organisations with projects that enhance opportunities and wellbeing for residents.

 

 

Completion of the 48 new homes is expected by autumn 2027.
