We are pleased to announce that work is set to begin in spring 2026 on the redevelopment of the former Caldicot School site, delivering 48 high-quality, sustainable homes for the local community.
In partnership with J. Harpers & Sons, MHA will transform the site into a vibrant new residential development, providing affordable homes in the heart of Caldicot. The project is scheduled for completion by autumn 2027.
The development will include a mix of homes to meet local needs, comprising of 26 one-bedroom flats, three two-bedroom flats, 10 two-bedroom houses, seven three-bedroom houses and two four-bedroom houses.
The houses and apartments in this development have been designed to achieve EPC-A rating, benefitting from Air Source Heat Pumps, Solar Panels, MVHR systems and secure bike storage.
The scheme has been developed in close collaboration with Monmouthshire County Council and our Homesearch Team, ensuring it reflects local housing demand and supports long-term community wellbeing. The project is supported by £7 million in Social Housing Grant funding from the Welsh Government.
Gwyndaf Tobias, CEO of MHA, said:
This housing development represents one of our largest projects to date and reinforces our commitment to increasing the provision of affordable homes in Monmouthshire
We are grateful for the support of Monmouthshire County Council and the Welsh Government, which enables us to deliver high-quality, affordable housing in an area where house prices remain among the highest in Wales.
This marks the second successful collaboration between MHA and J. Harper & Sons, following the redevelopment of the former Rockfield Farm site in Undy.
Chris Kinsey, Assistant Director of Property Development at MHA, said:
This development represents an important step in strengthening the supply of high‑quality, energy‑efficient homes in Caldicot. We are committed to creating a sustainable community through inclusive design, providing long‑term value and meeting local housing needs.
By working closely with J. Harper & Sons, we’re able to deliver a development that supports jobs, skills and supply chains in the region. We’re proud to bring forward a scheme that reflects our long‑term sustainability ambitions while strengthening the future of Caldicot.
Antony Rees, Group Managing Director at J. Harper & Sons (Leominster) Ltd, said:
We are delighted to be partnering once again with Monmouthshire Housing Association to deliver the Caldicot School Redevelopment project.
To maximise the retention of expenditure within the local economy, provide local employment and support Welsh businesses, we will aim to achieve a minimum of 80% local labour and suppliers. Additionally, we will strengthen our existing relationship with local schools and colleges in the area to support students in developing a career in the construction industry.
We are excited to bring this fantastic vision to life and provide a real landmark to the town.
