We were delighted to recently welcome Councillor Sara Burch and Councillor Rachel Buckler to a look around our recently completed affordable homes located on Well Lane, Devauden, prior to the new residents moving in.

 

Built by executive home developer Duncan Mitchell, the nine affordable homes; 5 for social rent, and 4 available to purchase through the Homebuy scheme, form part of a wider development of 15 properties, occupying a prime position within the Wye Valley Area of Outstanding Natural Beauty.

The Devauden development known as ‘The Fallows’ was allocated as a ‘Main Village’ site in Monmouthshire County Council’s  Local Development Plan, with the primary aim of providing affordable housing to meet local needs. These sites can be up to a maximum of 15 dwellings which a minimum of 60% must be affordable homes.

Karen Tarbox, our Director of Property Services was delighted to show the Councillors around the site, and said

“It is critical that housing opportunities are created for local young people, who are otherwise being priced out of the private rental and sale markets, ensuring small villages can continue to thrive and be enjoyed by future generations.

 

I am blown away by the sheer quality of workmanship and attention to detail by Duncan Mitchell Developments. With in excess of 300 bids for the properties, combined with a lack of affordable homes in the area, the homes were very much in demand.

The social rented homes are highly sustainable, heated via air source heat pumps and come with photo voltaic roof panels while achieving a SAP rating of 100+, meaning they are both kinder to the environment and cheaper to run.

The social housing units come ready to move in; are carpeted throughout, turfed and with a shed. The development completed April 2023.
